Every few years the housing market rewrites the rules, and buyers who learned the last set of rules show up unprepared for the new ones. Right now, the rules have changed more than they have at any point in a generation. The buyers who understand that are finding deals. The ones who do not are making expensive mistakes.
In markets where new construction has been active, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.
Here is what that creates for someone who has done the work before they start looking: less competition than you would have faced in 2021 or 2022. The panic buyers are gone. The buyers who showed up with desperation instead of preparation have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.
Shop at least three lenders before you commit to one. A quarter-point difference in your interest rate adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Do not compare rate quotes without also comparing origination fees, points, and closing costs.
If the report surfaces problems that go well beyond normal wear and tear, you have real choices, and walking away is a legitimate one of them. You can ask the seller to repair specific items before closing. Signing off on a failing roof or a bad HVAC system is not the same house you made an offer on.
Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers often do not see the full closing cost picture until the Closing Disclosure arrives three days before settlement. Ask your lender for a Loan Estimate as early in the process as possible.
Real estate is illiquid. If there is a reasonable chance you will need to move in two years, renting is the financially rational choice. None of that means do not buy. It means be honest about your time horizon before you commit.
Real estate rewards preparation more than it rewards timing. The market does not wait for the ideal moment, and neither should buyers who have done the work. A look at real estate listings and pricing data in your target area costs nothing and tells you a great deal.
